Increased use of remote work is leading to vacant office space with occupancy of office towers falling. This has led to the coining of the term "urban doom loop" as more and more office space goes vacant and real estate companies default on mortgages or lose money. Less use of office space hits retail stores in the same area leading to losses in the state including a hit to tax revenues. This is expected to have an outsize effect on midsize cities such as Charlotte or Indianapolis. This is being watched closely so that it does not affect the Us economy and growth.

50 Economists are surveyed by WSJ from banks and universities to small consulting firms. The consensus is that unemployment will remain the same and inflation a bit higher (2.9% instead of 2.6%) if the war is temporary. At what price point and for how long does it cause problems of a recession? The price point is in the region of $138 and in the region of 14 weeks. Inflation predicted at 2.6% is now estimated to increase to 2.9% in this survey March 16-March 18. The attack on gas and oil fields in Qatar, UAE, Saudi and Iran may pose a different kind of problem making it harder to repair than the Straits of Hormuz closure which could be opened at any time and allow tanker traffic to resume supplies.

China's affluent people could become nervous about the value of the currency and try to convert into dollars. Aaron Back of the WSJ poses the question what if the affluent 1-2% of China's urban population of 737 million convert the maximum of $50,000 permitted from yuan into dollars. He says the simple math shows this would result in outflows of around $370 billion to $740 billion. This does not include other ways in which money could exit the country. China's foreign exchange reserves are $3.3 trillon, but this includes illiquid investments such as loans to Venezuela for oil assets, and the Asian Infrastructure Investment Bank. With a large and aging population China has to have reserves to meet social security and other plans for the future. This means the reserves could quickly dwindle with unanticipated capital outflows. This is what keeps central bank PBOC planners focussed on limiting depreciation of the yuan currency.

Kenneth Lewis got Bank of America out of the business of subprime lending in 2001. He is the CEO of Bank of America. What is his insight into what is going on today. He sees default risks not depending on credit scores but on other factors such as how much equity homeowners have in their homes. Eveni if its an expensive home over $500,000 there are home owners who have refinanced it and obtained mortgages for much larger amounts in one case upto $800,000, and with hardly any equity in the home. For such a homeowner its easy to walk away from the property and let the lender take the home. Such homeowners would first payoff and be current on credit cards and auto loans and still default and walk away from the home in the current situation. This is what Bank of America is observing. There is a change in social attitudes where its OK to walk away from a home when you don't have much equity in it, and financially it may make sense to get ones finances back in shape. So the old idea about home ownership don't hold good anymore even for people with better credit scores. With this happening banks are likely to tighen credit standards for credit worthy borrowers. ...

Japan has coped with its long period of low growth by increasing the temp workforce. Loss of nontraditional workers jobs was 158,000 between October and mid February and accounted for much of the 220,000 jobs lost in the October to January period, according to the Japanese Labor Ministry. During the years that EU countries liberalized their labor markets allowing the hiring of temporary workers. During the 1990's Spain, Italy, Greece began allowing the hiring of temporary workers and workers on shortterm contracts. Germany allowed temporary workers and loosened labor laws earlier in this decade. By 2007 17% of the workers in the EU countries which share the euro were temporary workers. Many of these are young people or immigrants. But the labor laws in the EU for permanent employees remained the same and the worker protections were in place, including unemployment benefits and severance. This helped bring the EU unemployment rate down to 7.2% in 2007 during the upturn years. Now this whole process is going into reverse with the young and immigrants hit hardest. In Germany it costs 11,927 euros to layoff a permanent employee according to the Cologne Institure of Economic Research, and zero for laying off a shortterm employee. Now as the economy deteriorates the shortterm workers are being laid off first in large numbers. BMW has laid off 5000 shortterm workers. And short term contracts usually last only 4.7 months on average in Germany, about 12% of temp workers in Germany get hired as permanent workers. To get full unemployment benefits the workers have to have worked steadily for at least 1 year in Germany. ...

It is also done in the bridge pose for strong knees. Pedro Sanchez is attempting to form a new government in Spain with the support of Catalan parties. His Socialist party voted with 87% in favor of forming a new government with smaller parties without using the word amnesty for Catalans who protested in 2017 for independence. PSOE's organizational secretary Santos Leon says the party is determined to not let the opposition Partido Popular weaken the welfare state at a time of cost of living crisis and following the pandemic by coming to power at the federal level. In 2023 only 42% of Catalans want independence, 52% actually oppose it, making it easier to let Pedro Sanchez put this episode in Spanish history behind.

Sanchez needs support from 24 of 25 members of parliament from separatist parties of Catalonia to reach the 176 he needs to form a government. The PP leader Feijoo has failed to form a government and Sanchez will have a chance to form a government in October.
